COMMISSIONERS’ PROCEEDINGS        

May 8, 2017

Commissioners Doug Tucker, John Grewell, and Bill Bullock, and Administrative Assistant Angela Newell were present.

8:30 Pledge of Allegiance

Commissioner Grewell moved to approve April 2017 Claims as presented; Commissioner Bullock seconded; motion carried.

9:00 Contract Planner Monica Plecker met with Commissioners regarding preliminary plat for East Bench Estates Subsequent Minor Subdivision. Planning did receive a comment opposing the subdivision as they would like neighboring lots be remain large. Monica noted the comment came from a neighbor in another subdivision and East Bench Estates has amended their covenants to allow for subsequent subdivisions if lots are not less than 10 acres. The Planning Board recommended approval with the following conditions: filing of the final plat shall be subject to final review and approval of the well and septic provisions by the Montana Department of Environmental Quality; a notation shall be provided on the final plat that legal and physical access is provided per 76-3-608(3)(d) MCA; the final plat shall be prepared and reviewed in compliance with Section IV-C of the County Subdivision Regulations as applicable; the access shall be built in accordance with the Carbon County Subdivision Regulations prior to final plat approval; a weed management plan and weed bond (as applicable) shall be in place prior to final plat approval; the alternative fire fee shall be in place at the time of final plat approval. Commissioner Grewell moved to approve preliminary plat for East Bench Estates Subsequent Minor Subdivision with conditions as presented; Commissioner Bullock seconded; motion carried.

Monica discussed the Yager Gravel Pit with Commissioners; approval has been postponed by the Dept. Environmental Quality. The asphalt plant at the same location will require a County conditional use permit.
